The important distinction is the property’s use. Tell the insurer if you occupy the home, rent it to others, rent a room or offer short stays. Do not assume the existing owner-occupied policy is appropriate after a change.

Compare coverage responsibilities

Ask which buildings, owner belongings, liability exposures and rental-income risks are included in the proposed form. A landlord proposal should still be reviewed for perils, limits, settlement and deductibles; the label alone does not establish those terms.

For tenants, the owner’s building policy is not a substitute for reviewing renters insurance.

Mixed and short-term use need a specific answer

The TDI guide flags short-term rentals as an activity that can require additional coverage. Explain frequency, duration, platforms and whether you remain in the home. Ask for written confirmation that the proposed policy accepts the described activity.

Before changing occupancy

Provide the expected tenant move-in date, any gap between occupants and renovation plans. Ask how to coordinate cancellation and replacement so you do not create an unintended gap.
