Coverage basics

What homeowners insurance usually includes

Most homeowners policies are organized into the sections below. Names, limits and exclusions differ by insurer and policy form, so compare quotes section by section.

Dwelling
The house itself. The limit should reflect what it would cost to rebuild, which is not the same as the sale price.
Other structures
Detached garages, fences and sheds, usually with a separate limit.
Personal property
Belongings. Check whether losses are settled at replacement cost or actual cash value, and any special limits.
Loss of use
Extra living costs if a covered loss makes the home unlivable, subject to the policy limits.
Personal liability
Claims that you are legally responsible for injury or damage to others, up to the limit you choose.
Deductibles
What you pay before the policy pays. Some policies have separate wind, hail or percentage deductibles.

Often excluded or sold separately:Flood, Earthquake, Sewer or drain backup. Ask how each is handled before you rely on a quote.

Cost

How much is home insurance?

There is no single price that fits every home, and averages rarely match your coverage choices. Quotes typically reflect:

  • The home: size, construction, roof, age, condition and updates
  • Where it is and the risks at that address
  • The limits, settlement basis and endorsements you choose
  • Your deductibles, including any separate wind or hail deductible
  • Claims history and how the home is occupied

Before you call

What to have ready

  1. 1The property: address, approximate size, year built, construction and roof or system updates.
  2. 2How it is used: primary home, rental, second home or currently vacant.
  3. 3Your current policy: declarations page, renewal date and any lender requirements.
  4. 4What you want compared: limits, deductibles and extra coverage to discuss.

Missing a detail? You can still call. A call is not an offer of coverage or confirmation that a policy is in effect.

Quick answers

Before you ask for a home insurance quote

Short answers to common quote questions, with a link to the full guide.

What does home insurance cost per month?

Premiums are usually quoted for the policy term. Divide the yearly premium by 12 for a monthly figure, then ask about installment fees or mortgage escrow.

Yearly vs. monthly cost →

When should I get a quote?

Soon after an accepted offer on a home, when a renewal notice arrives, or after a change such as a new roof. Keep the old policy until the new one is in effect.

Can I get a quote online?

This site has no online quote form. Call to talk with a licensed agent who can ask about your home; any quote can still change after underwriting or inspection.

Phone vs. online quotes →

Condo, townhouse or mobile home?

What you insure depends on association documents for condos and townhouses, and on how a manufactured home is installed and used.

Cost by type of home →

Should I bundle home and auto?

A bundle can help only if the combined premium and coverage compare well with separate policies. Ask for both totals.

Home and auto bundles →

Insuring an older or vacant home?

Roof, wiring, plumbing and occupancy matter. Tell the agent if the home is empty, being renovated or used part of the year.

By phone

What happens when you call

A conversation lets the agent ask about your specific home instead of relying on a generic online estimate. There are no online forms to fill out.

  1. Describe your home

Share the address, size, age, construction, and roof or system updates. You do not need every detail to start.

  2. Talk through coverage

Explain what you want covered and ask about limits, deductibles, and exclusions that apply to your property.

  3. Compare and decide

Ask for the written quote terms and compare them before deciding. A call or a quote does not start coverage.
