A damaged roof does not automatically qualify for payment. Ask what caused the damage, whether that cause is insured and how the policy values the roof. Maintenance and a covered sudden event are different questions.

Cause and valuation both matter

The TDI guide lists wear and tear among common exclusions and illustrates the difference between replacement-cost and depreciated roof settlement. That illustration is not a universal promise about your roof.

Read the declarations, base form and roof endorsements together. Ask whether there is actual cash value, a payment schedule, cosmetic-damage wording or another limitation. The absence of a roof note on a short quote summary is not proof that no restriction exists.

Compare out-of-pocket costs

Check the deductible for the actual peril. Wind or hail may have a separate deductible; if expressed as a percentage, ask which amount it is applied to. Verify the roof settlement provision before treating a higher dwelling limit as full roof replacement protection. See the separate wind and hail coverage guide.

After damage

Avoid unsafe inspections. Contact the insurer, document visible damage from a safe position and keep temporary repair receipts. Do not interpret a contractor’s estimate as the insurer’s coverage decision.

Review replacement cost versus ACV, deductibles and claims preparation.
