The TDI guide describes replacement cost as repair or replacement at current prices, and actual cash value as replacement cost minus depreciation. Both are subject to the policy’s limits, deductible and conditions.

Check each coverage section

The dwelling, roof and belongings may not use identical settlement terms. Ask what basis applies to each and whether endorsements modify the base wording. A replacement-cost label on a summary is not enough to resolve every claim calculation.

Replacement cost still has conditions

Ask whether payment depends on actual repair or replacement, what initial payment could be made and which deadlines apply. Do not assume the entire contractor bill is payable merely because the policy uses replacement-cost language.

Actual cash value changes the out-of-pocket discussion

Depreciation can reduce the payment available for an older item or roof. The unpaid difference may be separate from the deductible. Ask the insurer to explain its method rather than relying on an online example to value your property.

What replacement cost does not mean

It is not the property’s sale price, land value or mortgage balance. Nor does it automatically mean an unlimited rebuilding commitment. Ask about the dwelling estimate and any extended or guaranteed provisions separately.

Read the replacement cost and ACV entries, then use the comparison checklist to record each quote’s terms.
