Coverage & Damage
Does homeowners insurance cover flooding?
Understand why flood needs a separate policy discussion and how it differs from a plumbing leak or water backup.
Do not assume a homeowners policy includes flood protection. The Texas Department of Insurance says most home policies do not cover flood damage and advises discussing a separate flood policy. Your actual forms and any separate flood contract must be reviewed.
Flood is not a synonym for all water damage
Water from a plumbing failure, sewer backup and water entering from outside can raise different coverage questions. Ask the insurer which contractual definition applies to the event. For a leak inside the home, see water damage.
Compare flood protection on its own terms
Ask whether coverage is available for the building, contents or both; which deductibles apply; and what limits and exclusions affect basements or particular belongings. Do not assume loss-of-use protection matches your homeowners policy.
Discuss the effective date and any waiting period before relying on new coverage. This guide does not supply a universal waiting period or imply that coverage can be purchased after a loss.
An address-specific decision
Ask the lender about its requirements and consult current official flood information for the property. This site has not evaluated your location’s risk or verified flood products available through the phone line. A target-state listing is not flood eligibility confirmation.
For a separate peril-specific question, see earthquake damage. The FEMA FloodSmart reference is still awaiting retrieval; definitions and program-specific details remain a publication checklist item.
