Mold coverage cannot be decided from the word “mold” alone. The moisture source, policy exclusions and any endorsement matter. The TDI guide discusses mold removal as limited and connected to covered causes of loss, with additional coverage a possible endorsement topic.

Separate the expenses

Ask the insurer to explain coverage for the original water damage, investigation, mold testing, remediation and repair of the underlying leak. They may not be treated alike. Check any mold-specific dollar limit and whether it sits inside or outside another limit.

Information to preserve

When safe, document when the moisture and mold were discovered, where they appeared, prior repairs and steps taken to prevent further damage. Ask about inspection and claim documentation before discarding affected materials, while prioritizing health and safety.

Do not assume a long-term moisture problem becomes insured just because mold is now visible. Do not rely on this page for remediation or medical advice.

Before buying or renewing

Ask whether the policy excludes fungi or related losses, whether an endorsement is offered and what conditions apply. Review water damage and endorsements together.
