Glossary Definition
Hazard Insurance
A term to clarify with a lender and insurer instead of assuming a separate policy type or automatic protection from every hazard.
If a lender asks for “hazard insurance,” ask which property coverage and evidence it requires. The phrase should not be treated as a guarantee that every hazard is insured or as proof of a separate product.
Match the requirement to the documents
Discuss the dwelling protection, coverage limit, insurer, effective date and lender information with the agent. Obtain the exact documents the lender requests rather than relying on terminology alone.
Flood requirements need a separate discussion; do not assume homeowners evidence satisfies them.
