Fort Smith’s building rules are a handy checklist for insurance quotes, because the projects the city wants permitted are many of the same features an insurer wants to know about. Roofs, siding, additions, pools and decks all affect either the cost to rebuild or the liability side of a homeowners policy.
What Fort Smith says needs a permit
The city’s Building & Development Permits page lists work that requires a permit, including roofs, siding, additions, swimming pools and decks, plus fences taller than 6 feet and retaining walls taller than 4 feet. Use that list to walk through your property and note which items exist and roughly when they were done.
Inspections show the work was finished
According to the city’s inspection requirements, permitted work goes through required inspections ending in a final inspection. For insurance purposes, a final inspection date is a better “completed” date than an invoice date. The city’s CityView help page explains its online permitting system if you need to look up a record or ask a contractor for one.
Match each feature to a coverage question
| Feature on your property | Question to ask the agent |
|---|---|
| Re-roof or new siding | What roof age and material did you use, and how is the roof settled? |
| Addition or finished space | Does the dwelling limit reflect the new square footage? |
| Pool, deck or trampoline | Does it affect liability eligibility or the liability limit offered? |
| Fence, retaining wall or detached shop | Is it covered under other structures, and is the limit enough? |
Our glossary explains other structures coverage and personal liability.
If something was never permitted
If you find an addition or conversion with no record, do not leave it out of the description. Tell the agent what exists. Unpermitted work can raise underwriting and claim questions, and only the insurer can tell you how it treats them.
