Two questions often get missed when Fayetteville homeowners compare quotes: whether past work on the house is documented, and whether the property sits in a regulated floodplain. Neither shows up in a premium, but both can matter when you need to use your policy. The city’s Development Services department is the local source for both.
Fayetteville’s permit records
Building permits in Fayetteville are coordinated by Development Services and handled online through the Civic Access Portal. The city’s single-family residential projects page and documents and checklists explain what a residential project needs.
For your quote, use those records to confirm roof replacement dates, additions and major system work. If the house was built recently, the certificate of occupancy date is a better “year built” than an estimate.
Floodplain review is a separate local process
According to the city’s single-family projects page, work in a designated floodplain needs a floodplain development permit. If a past addition or new home required floodplain review, that file may hold elevation information. Ask the city what records exist for your parcel, then share relevant documents with an agent if you want a flood quote.
Two cautions apply. A homeowners policy generally does not cover flood, so flood coverage must be requested separately — our flooding question explains the general rule. And being outside a mapped floodplain does not mean water cannot reach the home; ask about flood coverage on its merits.
Water from other directions
Not every water loss is flood. Backed-up drains and sewer lines are a separate issue, often covered only by an endorsement. Ask whether a water backup endorsement is included and at what limit.
Students, rentals and occupancy
If you rent a Fayetteville house to tenants or occupy only part of it, say so. A standard owner-occupied policy may not fit a rental; see landlord vs. homeowners insurance. Occupancy should be described accurately on every quote.
State resources and next steps
The Arkansas Insurance Department’s brochures include a home insurance consumer guide; our Arkansas page summarizes the department’s other resources. When your records are ready, call for a free quote. HomeInsurerQuotes.org connects callers with a licensed insurance agent; carriers, pricing and eligibility vary, and not every caller qualifies. Compare written proposals with our comparison guide.
By phone
What happens when you call
A conversation lets the agent ask about your specific home instead of relying on a generic online estimate. There are no online forms to fill out.
Describe your home
Share the address, size, age, construction, and roof or system updates. You do not need every detail to start.
Talk through coverage
Explain what you want covered and ask about limits, deductibles, and exclusions that apply to your property.
Compare and decide
Ask for the written quote terms and compare them before deciding. A call or a quote does not start coverage.
