Overland Park publishes two interactive maps that are useful before buying or insuring a home: a floodplain map and a stormwater network map. If your home is near a creek or storm channel, water deserves as much attention as wind.
Look at the floodplain map
The city’s floodplain map shows mapped floodplain areas. Use it to see where creeks and mapped flood areas run near your neighborhood. It is informational; an official determination comes from FEMA maps and the city. If your home is near a mapped area, ask for a separate flood quote — homeowners policies generally exclude flood. See our flooding question.
Understand stormwater around you
The stormwater network map shows inlets, pipes and channels. Heavy rain can overwhelm drainage and back water into basements. Ask whether your policy includes water backup coverage, and how much.
Finished basements
If your Overland Park home has a finished basement, a backup claim could involve flooring, drywall and furniture. Check personal property coverage and whether your limit for backup is enough.
Permits and inspections
The city’s ePlace portal handles permits and inspections; the city’s inspection guide explains how it works. Keep finalized permits for basement finishes, roofs and additions — an unpermitted basement can complicate a claim.
HOA homes
If your HOA insures common areas, ask about loss assessment coverage.
State guidance and next step
The Kansas Insurance Department’s home and renters page and our Kansas guide explain what to have ready. Then call for a free quote. HomeInsurerQuotes.org connects callers with a licensed insurance agent; carriers, pricing and eligibility vary, and not all callers qualify.
By phone
What happens when you call
A conversation lets the agent ask about your specific home instead of relying on a generic online estimate. There are no online forms to fill out.
Describe your home
Share the address, size, age, construction, and roof or system updates. You do not need every detail to start.
Talk through coverage
Explain what you want covered and ask about limits, deductibles, and exclusions that apply to your property.
Compare and decide
Ask for the written quote terms and compare them before deciding. A call or a quote does not start coverage.
