On this page
The 1997 Red River flood reshaped Grand Forks. The city’s flood protection facts page describes the levee and floodwall system and the English Coulee diversion built afterward. That protection is significant, but it does not change what a homeowners policy covers.
Protection versus coverage
A standard homeowners policy generally excludes flood whether or not a levee is nearby. Interior drainage, heavy rain and sewer backup can still damage basements. Ask each agent:
- Is flood offered, and what does it cost to add?
- What water backup limit is available?
- How are basement finishes and contents treated?
See our flooding question.
Ask the city about the map
Building Safety’s flood plain hazard information page covers map determinations and retrofitting. Its flood resources page collects brochures on risk and insurance. We do not determine flood zones.
Projects and records
The residential project guide and permits page explain what work needs a permit. Keep permits for roofs, additions and basement work; they help when an agent asks about updates.
Students and rentals
If you rent a house near the university to students, you need a landlord policy, and tenants should carry renters insurance.
Next step
See the North Dakota guide and our Fargo and Bismarck pages. Then call for a free quote. HomeInsurerQuotes.org connects callers with a licensed insurance agent; carriers, pricing and eligibility vary, and not all callers qualify.
By phone
What happens when you call
A conversation lets the agent ask about your specific home instead of relying on a generic online estimate. There are no online forms to fill out.
Describe your home
Share the address, size, age, construction, and roof or system updates. You do not need every detail to start.
Talk through coverage
Explain what you want covered and ask about limits, deductibles, and exclusions that apply to your property.
Compare and decide
Ask for the written quote terms and compare them before deciding. A call or a quote does not start coverage.
